The Party Wall etc. Act 1996 gives the owner of a building, subject to various conditions, the right to 1. Build up to the line of junction between two adjacent properties, 2. carry out significant works to a party wall or structure shared with a neighbour, or 3. to carry out excavations in close proximity to an adjoining owners property; while protecting the interests of the adjoining owner

The Act is intended to enable development to be undertaken whilst providing protection for adjoining owners and occupiers. It achieves this by providing a procedural framework that ensures neighbouring owners are notified of impending construction work.
